Sheung Wan: 45% of office space is occupied by finance, insurance, real estate and business services (FIREBS)
Popularity of Sheung Wan and its competitive rental prices reflected in its low vacancy rates.
Located close to the Central Business District, the area is served by excellent transport links—MTR, trams, buses and ferries—and offers quick access to Mainland China and Macau.
The Center is Sheung Wan’s biggest office building; key stratified buildings include COSCO Tower, 181 Queen’s Road Central, West Tower and China Merchants Tower.
Situated west of Central, Sheung Wan’s Grade A office market is much smaller than Central’s. In keeping with this, its office rental rates are more competitive than other business districts on Hong Kong Island, making the area an attractive option for businesses of varying sizes.
One of Sheung Wan’s prime office properties is Shun Tak Centre, a commercial and transport complex that comprises two office towers offering 22,000 sq ft of floor space, a 4-storey retail podium and a large car park. A transportation hub, home to the Hong Kong and Macau Ferry Terminal, it also houses taxi ranks, a bus terminal and a helicopter landing pad.
The Center is the largest building in the area in terms of total net floor area. Other popular office towers include the 26-storey 235 Wing Lok Street Trade Center and the 28-storey West Exchange Tower.
Standing 34-storeys high, Infinitus Plaza draws a mix of tenants, including law, accounting, financial services, and hotel services groups. In addition to office space, the property houses an array of international and local food & beverage tenants.Infinitus Plaza is located just minutes away from Central, within walking distance from the International Finance Centre (IFC) complex, Exchange Square and Jardine House via raised public walkways.
The opening of the West Island MTR line in 2016 has significantly increased connectivity to this area, and the MTR’s Shatin to Central link, currently under construction, will do yet more for office leasing in Sheung Wan and its businesses in the future.
